New Ordinance 08-133

The problem of buyers been penalized after the sale of a property is so real and important that the Miami-Dade Board of County Commissioners approved this new ordinance meant to safeguard the potential buyers of foreclosed homes on December 2, 2008. The effective date of the new Certificate of Use requirement was April 1st, 2009.

If you are a Bank, Lender, Mortgage Company, or Real Estate Agent handling listings of foreclosed properties, keep in mind that some of the properties in those listings must comply with this new ordinance before they are sold;  otherwise the property holder will be penalized as provided in Chapter 8CC of the County code.

At Search Before U Buy we can perform all the necessary steps to get the Certificate of Use so the property can be sold as quickly as possible. We have a fixed price for all the processes which include the inspection, as-built survey, disclosure of findings report, submittal to zoning department, recording, and all the County fees until the Certificate of Use is issued.
