As the seller, a pre-existing violation in your property will extend or interrupt the closing. A potential buyer will be concerned and could decide not to make the deal with you. With so many properties out for sale, this situation will delay the sale of your property even more. 

It doesn't matter if you bought the property 5, 10, 15, or 20 years ago and have not made any addition. As incredible as it sounds, many owners don't know about illegal additions that were built more than 20 years ago, especially with properties built from 1940 to 1990.

But, if you know about the violations prior to the sale, you will have valuable information to negotiate and work with the buyer in the best way to close the transaction. Furthermore, the fact that your property has violations doesn't mean you are not going to be able to sell it. In fact, many potential buyers will consider your honesty. With the information we provide, you and the buyer will know what actions to take and how much it would cost to fix any existing violation.

You can make the decision of whether to fix any existing violation before offering the property for sale or disclose that information to the potential buyer. Some violations are easy to fix and as per your request, we can get estimates from our associate companies to fix those violations.

Get Microfilm Records Only:

We schedule and attend the appointment to get the microfilm records for your property either residential or commercial.

Some of the records that can be obtained in microfilm include: original set of plans from when the property was built (also called blueprints), additions or renovations done with or without a permit, expired permits, certified copies of plans (sometimes used to replace a lost set of plans), etc.

Our staff holds several years of experience performing this service, therefore, you will save time and get better results by hiring us instead of doing it yourself. We know exactly what to ask for.

For example, commercial properties have several addresses (bays, units, suites, buildings, etc.). The Microfilm Search fee is $18.75 per address. If you want a complete search on all the units, you will be charged $18.75 per each. You make the numbers. Also, the Microfilm Section will perform this type of search as a project and getting the results could take up to two weeks. You will get better results if we do this for you.

We will make sure of the following:

  • Pre-search each address before scheduling an appointment to avoid unnecessary search fees.
  • Obtain the right plans for your property.
  • A complete and thorough search that is performed by the microfilm technician.
  • Copies are printed as clear and legible as possible.
  • Avoid paying for unnecessary copies.

Collect and Gather All Construction History Information:

There is other information you must have in addition to microfilm records. This other information may be:

  • All property's permit history.
  • Existing open and expired permits.
  • Existing violation cases.
  • Existing penalties and liens to pay.
  • In commercial properties confirm if interior renovations like mezzanines, 2nd floors, elevators, office partitions, etc. have been done with permit or not.
  • Any other specific information.

Get Tax Records:

Miami-Dade County's Property Appraisal's Office registers all additions and improvements of a property no matter if they were done with or without permit

They adjust the new square footage of the property according to the new additions and increase the taxes. You may be paying taxes but, if the addition was done without a permit, it's still a violation. You were lucky the Building Department didn't notice it before.

Sometimes (Not in all properties) it's necessary to get the tax cards, known also as building jackets, to confirm if an addition/improvement was built with or without a permit.

Write Construction History Report:

Many people experience difficulty in understanding plans, reports and records obtained from county offices. Documents obtained from County Offices are not easy to read and understand if you don't have the experience, therefore as part of our service we will read these documents, interpret them and write a summarized report in English or Spanish that will be easy to understand for you and any potential buyer.

That report will be supported by the printouts and plans obtained from the different Miami-Dade County offices.

Complete Search (All of the above)

We will collect and gather all the available construction history information (Microfilm, permit history, tax records, etc.) to discover any change in the square footage from the original construction and improvements done until the present date. Also, we will look for any existing expired permits, violation cases, liens, etc., and will write a report that is easy to understand (English or Spanish). We will support that report with the documents obtained from the different County offices.
