Get Microfilm Records

We schedule and attend the appointment to get any microfilm records you may need for a Single Family Residence, Townhouse, Duplex, Condo, Warehouse, Office Building, or any other commercial or industrial facility.

In the case of a government property, we will expedite the mandatory "clearance" to get any microfilm record.

It could be records of when the property was originally built, (also called blue prints), additions, renovations or alterations, expired permits, in warehouses find out plans for mezzanines or 2nd floors.

Collect and Gather All Construction History Information

Depending on the reason why you need to research property records, there might be other information you need in addition to microfilm records. This other information may be:

  • Confirm if interior renovations like mezzanines, 2nd floors, elevators, office partitions, etc. have been done with permit or not.

Get Tax Records

The Property Appraisal Office of the Miami-Dade County registers all additions and improvements of commercial properties no matter if they were done with or without permit.

They adjust the new square footage of the property according with the new additions or register the improvements and increase the taxes. Owners pay more taxes but, if the addition or improvement was done without a permit, it's still a violation an eventually the current owner or any future buyer will be penalized.

Sometimes (Not in all properties) it's necessary to get the tax cards, known also as building jackets, to confirm if an addition/improvement was built with or without permit. This could save you thousands of dollars if the Building Department is questioning an addition or improvement in your property.

Write Construction History Report

Many people have difficulty in understanding documents like obtained from the County offices because they don't have the experience or are not used to seeing them.

If you are a buyer, seller or any other person that has no experience or cannot understand the plans, records and reports obtained from the County offices; we will, as part of this service, analyze these documents and write a summarized report in English or Spanish that will be easy to understand for you.

That report will specify for each bay, unit, or suite number if there has been any permit or not so that when you inspect the commercial property and see any improvements made you can check in our report if it was permitted or not.

If you are a Realtor, Mortgage Broker, Attorney or any other Real Estate Professional, just give our easy to understand report to your client and save yourself a lot of time in explanations.

That report will be supported by the printouts and plans obtained from the different Miami-Dade County offices.

All of the Above, Complete Search

We will perform the most complete and through search in several Miami-Dade County databases and offices in order to find if a commercial property has any zoning or building violations.

We will collect and gather all the available construction history information (Microfilm, permit history, tax records, etc.) to discover any change in the square footage from the original construction and improvements done until the present date. Also, we will look for any existing expired permits, violation cases, liens, etc., and will write a report that is easy to understand (English or Spanish). We will support that report with the documents obtained from the different County offices.

Then, the buyer, seller or their agent can inspect the property and compare what is built with the information we provide. Whatever the results are, and based in the available information, all people involved in the transaction will be able to make the right decisions avoiding costly mistakes.

Service for Property Management Companies

As a Property Management Company you should have the plans of the buildings you are managing like: Architectural, Structural, Mechanical, Electrical, and Plumbing, etc.

Having these plans is critical when you need to do some emergency repairs in the property, when you need to get estimates from several contractors, or when you need information shown in those plans prior to making a decision about the property.

Commercial properties have several addresses (bays, units, suites, buildings, club house, etc.). In order to find the original construction plans (also called blueprints) it's necessary to find the master permit and almost always it's quite difficult to find under what address the master permit was submitted.

The fee in the Miami-Dade County's Microfilm Section to search for the master permit is $18.75 per address. You will be charged that amount per building, unit, etc. You make the numbers. In addition, this search will be done as a project, which could take up to two weeks. What if you need the information sooner? Why don't be proactive and have that information available now, ready when you may need it?

We will keep a digital copy of those plans so in case you loose your records, we can provide you with a copy.

Certificate of Use (Ordinance 08-133)

If you are a Professional Realtor or a Bank Agent that is taking care of REO properties you already know about the new Certificate of Use required according to the Ordinance 08-133.

We are not going to explain in detail this process, show you how complicated this process is or why you should consider complying with this requirement.

We want to make this process easy and fast for you so the properties that the Bank acquired through a Certificate of Title can be sold as quickly as possible.

Let to us take care of the licenses, certifications, inspections and all of that stuff.

We can coordinate all the process (Inspecting - Expediting - Recording) to get the certificate of use for you.

Obtain CPP Plans

With the new permit application process called CPP, the applicant has to submit the plans with a CD and after the permit is approved, the applicant has to download the approved plans with the watermark from the web page of the Building Department.

But many applicants (Contractors and Owner-Builders) have difficulty downloading these records, don't print the complete set, print more than necessary, or cannot print in a bigger size than 8.5"x11".

We can save you time, money and frustration by downloading the complete set of approved plans with the watermark, select only the approved plans and print the plans in sizes 8.5"x11", 11"x17", and 24"x36". (Printing fees per page apply).

We can deliver these plans by US mail or personally to your house, office or job site.

In addition to our service fee to obtain CPP plans, there are these charges per plan printed:

CPP plan printed in 8.5"x11" per page $0.20

CPP plan printed in 11"x17" per page $0.50

Deliver Results by Courier

Your results will be delivered via e-mail or fax without extra charge. We can send the results by US mail (First-class, Priority, Express, Certified, etc.); you just pay the USPS fees.

If you need the original documentation sooner, we can deliver your results (Microfilm reports, CPP plans, C.U. or any other information) by courier right after we obtain them from the offices of Miami-Dade County.

The fee it's just for the delivery no matter how many documents or results we will bring to you.
